Buying old house - advice needed

Sorry not sure why I said it was a flat, it's a freehold house! Thanks so much for the advice - it's very reassuring and makes me think I should go for it. The external brickwork looks pretty good. I will have another look around and take note of the warning signs you suggest Thanks again

Buying old house - advice needed

I am in the process of buying an old house, which I love, however am a bit worried and could do with some advice. The house is a beautiful character property and if it was more "done up" we wouldn't be able to afford one of its size. However, the ceilings look uneven and are wallpapered over...

Help - crack in external brickwork of my house

Here are some additional images of the outside (our garden is small so I can't get further back to take the entire wall) and of the damp coming in (it's mainly around the window but there are some other patches - only after heavy rain)

Help - crack in external brickwork of my house

Thanks so much for all your help - it has put my mind at rest. Ree - Bizarrely there doesn't seem to be anything corresponding to the airbrick inside the house, so I can't see it's serving any purpose. Flyboytim - Impressive, you've got it spot on. It is an ex-local authority house in the...

Help - crack in external brickwork of my house

Hello, I have recently noticed a crack in the outside wall of our house. It appears to run along the mortar lines of the bricks (the brick work is pretty old). We also have some damp patches that appear on the inside wall in heavy rain (which I am wondering if this is penetrating damp coming...

Help - how can I protect myself against damp work

Hello, About four months ago I paid around £3,000 for extensive damp works to my ground floor flat (plaster stripped back, DPC injected, replastered.) They did a really bad job with the plaster and didn't look after my house well at all. On one wall the damp has returned in a line where...

    Mystery damp patches...

Thanks, that's really helpful. Where would the line of the chimney flue be? The patches seem to follow the join of where the old plaster meets the new plaster that the DPC firm put in. Presumably it's because this new plaster is damp-proof, so the damp is gathering above it?

    Mystery damp patches...

Thanks for your reply, I really appreciate it. What kind of tradesman do you think I should get to look at it? I have a guarantee with the damp company I previously used but I'm wary of going back to them because I wasn't impressed with the work they did and they just seemed to recommend a...

    Mystery damp patches...

Hello, Hopefully this is the right forum for my dilemma. I recently moved into a 1900s end of terrace ground floor flat which had damp problems. We had a new DPC injected, replastered and also fixed a few things like installing vents in closed up fireplaces. However, a few small damp...
