Clarification needed on the new EICR regs

Thanks John - big help. Would that be a building officer as my local council that I would need to ask to look at it? Or is there someone more specific I should ask for?

Clarification needed on the new EICR regs

My electrician has just emailed me: ========= I won’t have done an EICR at the same time as the EIC should cover it. It was a new consumer unit which is classed as an alteration which involves testing all the circuits pertaining to that consumer unit. If you can get away without a condition...

Clarification needed on the new EICR regs

Hi, From 1st April all rental properties need an EICR. In 2019 I had a new consumer unit installed and the electrician gave me the Installation Certificate. Is this the same as an EICR? Thanks

Water collecting in duct pipe from extractor fan in bathroom

Ive just fixed the issue. It is just a temporary fix (luckily we're going into summer so I wont need to worry about it for a few months). Ultimately I will do a proper job. But for now I just bled the water out (most of the length of the duct was full of water!!); wrapped duct tape around the...

    Radial damp patch

Just taken a photo. Admittedly, it was sunny/windy yesterday so that would have had a drying effect, but it looks like its getting better? (You can see the tide lines)

Water collecting in duct pipe from extractor fan in bathroom

For a budget solution, do you think leaving the flexi duct as it is, but add the condensor trap and run the overflow pip out of the eaves?

    Radial damp patch

Ive cleared space in the inside to allow some air movement in an attempt to dry the area out. The pipes that enter the wall are bone dry - no sign of damp. During the summer I put compost bins against the wall. I dont think thats helping matters and not allowing the damp to evaporate...

Water collecting in duct pipe from extractor fan in bathroom

Heres the fan. Hardly looks like something Elon Musk would have in his bathroom! I can see daylight by the eves, so yes, running the pipe and/or duct at the roofline looks possible.

    Toilet leaking!

Hi guys Here are some more photos. It doesnt look like anything is out of alignment? I know the pipe isnt square with the floor, but it looks like its designed to be that way? (the toilet is a shortscale toilet so perhaps its a special pipe that allows for the lack of space).

    Radial damp patch

That makes sense. I would be amazed (and angry) if that pipe is leaking as it was only installed 2 years ago. Cheers

    Radial damp patch

Hi guys, Ive noticed a perfect radial damp patch behind the air source heat pump. The wall is plastered breeze block. The damp is penetrating into the garage. At first I thought it was because of the leaking gutter above it, but actually its probably where the pipes from the pump enter the...
