Sounds like a gas valve problem, get an RGI in.

When system is cold, check the amount of air in the expansion vessel which is the red tank behind the boiler, Stick your finger in the shrader valve and see if water comes out of it. If water does come out of it, get a RGI to replace it.

I'd check for leaks around the valves of the radiators, and the blow off pipe outside also. You might have a leak that is under the floorboards of the rads that are losing pressure. Are you losing pressure on the boiler also?

Manual is saying its the pcb, but it is usually the diverter valve stuck in the hot water mode in most cases. Just thinking that it could be the diaphragm split and giving hot water only. HW will be the default position. Page 35 and 36 in the manual.

Why not take the flue out of the end of the garage, instead of into the gap between the 2 garages? You can buy extension straight pieces to make the flue as long as you need it to be.

Thanks to everyone who replied firstly. Fan motor WAS ok - hence the 55 ohms reading. Bearings had seized however, but an electric rewind firm in Wakefield figured out it was ok and just changed the 2 bearings for me and charged £25+vat, a new fan would have been £105.23+vat, so i saved a ton...
