Repair of appalling bathroom extractor fan loft duct

Looks very rough would just do it yourself to be honest would get a much nicer job. Use silver aluminium tape looks better than duct tape or cable ties. And the insulation on the duct should go all the way down to the fan ideally.

    Hard to reach wall

Dont think it can be done - what if you drop something, or how will you fix the bottom of the boards? Maybe try and explain to them how terrible it will look and how it could go wrong if they dont let you have proper access to do it properly. Im certain neighbours must provide access for...

Reasonable budget for old roof repairs

The reasonable amount your buyers have suggested is 13k, I guess you can argue with them whether this is high or not, or tell them to take it or leave it the price is the price. If it needs the works and is priced down 13k below market for a like for like house with a new roof, then its fair...

Seeing how bad that is, should never passed its first pre-use inspection. But hey ho scaffolding for extensions and residential work is what it is - just want it done cheap and cheerful mostly

    Scaffold plank snapped

Yes technically scaffolding should be inspected every 7 days once installed. This is the responsibility of the hirer/user and not the scaffold company, although in big sites this task is passed back to the scaffolding company and paid for extra or included in the price as weekly inspections.

what centre was the transoms installed at? Cant see a board snapping unless you have a completely rotten board that would be so obvious you wouldnt use it, or massive overspan

    Mystery water damage/damp in bedroom

How recent is the issue? You say you think it might have been a paint issue - guessing that means you have recently redecorated - have you done any drilling into the walls or floors lately for any decorations and may have drilled or pierced any pipework? How about the picture frame above the area?

    Party wall insulation

I would think its a waste. If anything if your neighbour is uninsulated at present they will be cranking up the heating above the level in your place and you will get more incoming heat from it than heat lose ;)

    Cost of relocating radiators

im sure this would massively depend on how you wish it to be done - are current pipes below the floor? if so do you want carpets and flooring ripped up etc and pipes rerouted, or just run pipes across walls etc, how far are radiators being moved, which way do the joists run, or is it a concrete...

    Finishing Timber to Hearth

I would if laying the floor first, then trim the timber floor back after laying the stone on top and marking out the perimeter etc, cut with multisaw or something and silicone etc any mm gaps . I dont think stone on top of wood is good tbh

    Finishing Timber to Hearth

I have just had my hearths redone. I think it would be best to install the hearth prior to the flooring. Hearth stone should be bedded onto concrete construction below I believe, not just mortar onto a timber floor. If you get the hearth in first, properly bedded, the floor can be finished...
