    Leaking drain gully

A camera company is coming tomorrow and doing it for £70 plus vat, so a good deal. They will put a hole in the cast soil pipe and look from there. The house was converted in 1965 to 3 flats. The cellar had a door into it from the rear and they decided to fill up a lot of the cellar and then...

    Leaking drain gully

Thanks guys Hugh I am getting a back inlet gully. This has two outlets on it and one is capped off. I was just going to take the drain pipe into the gully through the square hopper cover as you can knock out a hole for the pipe. Is this how you would do it ? Another query please. The owner...

    Leaking drain gully

The cast down pipe is going to be done in plastic starting from mid window height. It will then angle at 45degrees across the wall and down into a new gully or directly vertically into the old clay pipe. Lintel will need removing as mentioned

    Leaking drain gully

I have sorted the gully. It is not connected to the soil stack, so all good. I now have to replace it with plastic, but what do people think to not using a gully with a trap ? It would mean cutting the vertical clay pipe lower down and then fitting the adapter and then coming straight up in...

    Leaking drain gully

Its 1880 property roughly. Maybe a bit earlier. I cant see any damp drill holes in front or back walls. I am hoping to break into the gully area tomorrow and see if the toilet stack is somehow connected to this.

    New gas supply query

I don’t have a pic of all the gas boxes on the wall but this is the property The boxes all sit under the windows where lots of pipe work sits. You can see some gas feeds going up the wall

    Leaking drain gully

Yes it looks like the tanking has now moved the damp along a bit. It has broken out on the end of the wall affected and this was treated further into the building about 3m long by 1m high. The basement has loads of rubble and maybe old plaster. On the wall affected with the damp there is a...

    New gas supply query

The top floor flat in a converted block of 7 is all electric. All the other flats have gas and the boxes sit on the outside of the building. How does the gas feed from the street come into the building for these 6 boxes ? Do they all have their own feed to the street or does a main pipe come...

    Leaking drain gully

Thanks for the info The damp issue is away from this rear wall and on a wall in the middle of the house dividing the hall of this flat with the communal hall. So water is rising from some part of this basement. They filled it in when they converted the place in the 60’s. You can almost stand...

    heatmiser neostat wifi

I checked the wiring with HM and he said it was correct The HM display was saying it should be working but it wasn’t switching. We tested the contactor by taking a wire out of the stat and putting it in with another cable. This brought on the neon light on the immersion spur so the contactor...

I know this and so you use a contactor between the two which we have done. HM say this is correct

    Leaking drain gully

I can see the water coming out underneath when we put a hose in the gully. So def an issue with the gully or the pipe coming off it There is no damp on that back wall. You have to go into the building and it’s the spine wall in the middle which is affected. It’s all just been tanked again...

    heatmiser neostat wifi

Has anyone had an issue with the neostat switching on an immersion tank ? My neostat is communicating through the wifi, but the unit is not able to switch the immersion on. It is wired into a contactor which then goes out to the immersion spur. The contactor is working ok as the neon light on...

    Leaking drain gully

anyone know the size of this clay pipe and what product i would use to adapt it to plastic. Ideally I would use an adapter which pushes into the clay pipe rather than the rubber adapters with clips.

    Leaking drain gully

I have a rear gully which is leaking and I think is responsible for the damp on an internal spine wall. I need to dig out the gully and want to move it to the right so it is a bit more away from that corner. This house was converted into flats in 1965 so I think the drain set up was changed...

    Blockage or not balanced ?

Been today to flush manually most of the rads. Lots of sludge in there. Looking at 15 mins per rad to get them clean. I used a rubber hammer to also lightly bang on the rads. All back on and a cleaner will now run for the next 2 weeks.

    Blockage or not balanced ?

Ive just watched a video by plumber parts. I have a feeling the issue is an air lock. Will i be able to solve this by closing all the rads down both sides and then just have one open and run the heating for this one rad and use a bleed key to remove any air ? In his video he is attaching a...
