    I'm sure they would approve, especially as next door have done the same albeit before the rule change in 2011 But my worry is delay. The builders are supposed to be starting Monday. They have some demolition to do and then dig the footings. Do you think they can do that while we apply?

    doubt it - if its 200mm out from the line of the extension 500mm deep, our footings are supposed to be 900mm deep. Would have to do some maths, but I think it would be closer than that!

    But the sewer runs just outside the proposed extension so how would they pick it up unless it is exposed?

    They didn't pick it up because there is no official record of the sewer! This thing must happen all the time. So if you're digging the foundations and find the sewer do you really have to stop work til the application is approved?

    well its not on any map and isn't known about by the water company or building control, but they have transferred all sewers to public ownership. So if it serves more than one house its a public sewer...but unless we pay to investigate this we have no way of knowing! Bit of a crazy situation...

    Just discussed the lanterns woth reflex and the triple glazed has a whole unit u-value of 1.0 (glass only is 0.6) and the double glazed is 1.4 (1.0) so I'd say the triple glazed is a pretty big difference and it doesn't seem to be a poor roof. Its only £300 extra so I'm thinking may as well...

    Thanks, but as I understand it the u value includes the frame as well. I guess its where the lantern is fixed to the flat roof where some losses could happen.

    Thanks, just spoke to them and its a definite NO to any room with running water. What sort of cost are we talking to get it put in a box outside? The supply comes via overhead cable so shouldn't be any digging required.

    Thanks for the replies. But why wouldn't I benefit from it? The triple glazed is 36mm thick and has a u-value of 0.6 whereas the double is around 1.2. For an extra £600 or so is that really not worth it?
