    Thanks Ken. Unfortunately not able to download pics. It is definitely straightforward penetrating damp. Wall is as original, nothing retro. Simple debate as to how to deal with it.

    I have a first floor flat with a problem of penetrating damp. Everything has been checked, rainwater goods, pointing etc. Someone has suggested tanking the flat. However, I would prefer not to have the upheaval. Would an external cost of sealant do the job as well ?

    Thanks for this help. It is the external wall. Random stone wall with rubble filling. I have read about external sealants such as stormguard. Are these any good ? the wall was previously rendered but removed some years to help cure damp!

    Thanks for reply. Yes, confirmed by two surveyors. Obviously there is condensation but de definitely penetrating.

    It is a Victorian building converted to flats. Lime mortar pointing replace d around 25 yrs ago with cement mortar pointing which has been kept in good repair. Two flats on one side of the building, 1st and 2nd floor complain of penetrating damp. The building is in good repair. Any ideas to...
