Leak from big pipe in house - UPDATE on Page 4

Am I right in thinking that you would just do this: 1) remove the outer iron plate 2) place the black rubber sheet behind, and put plate over it so that the rubber is sticking out all around the side 3) screw the plate back on. Then it should be an entire rubber seal around the whole area?

Leak from big pipe in house - UPDATE on Page 4

UPDATE I've just tested the work by putting on upstairs tap very slowly, and unfortunately it's still leaking. This may completely be my imagination but it seems worse (take that with a pinch of salt). The housing association (not council as I mistakenly said earlier) have responded to my...

Leak from big pipe in house - UPDATE on Page 4

Yea I've done that before and I'm aware of some of the issues that people have raised. I've asked friends for recommendations before with mixed results. Plus a few plumbers said "we don't do soil pipes". The issue is there's no answer, you've just got to trust your own judgement unless you...

Leak from big pipe in house - UPDATE on Page 4

Thanks - I'm concerned that most of the stuff he's applied is on the top bit... whereas the leak was coming from the bottom - which I did tell him. He may have added a generous amount there, it's just harder to see from the picture. Fingers crossed.

Leak from big pipe in house - UPDATE on Page 4

I own the property and it's a leasehold. I do have some paperwork from the purchase but I've only glanced at it and it's quite unclear about who is responsible. I bought the property 5 years ago so I guess I could go and ask the solicitor - assuming they're still around. I've emailed the...

Leak from big pipe in house - UPDATE on Page 4

Thought I'd add a picture of the work he done as I've just had a proper look. It looks quite messy but then I guess that's the nature of this glue stuff?

Leak from big pipe in house - UPDATE on Page 4

It's owned and managed by the local council albeit they are not "council houses" so to speak. They are the freeholders. Based on what you said should I have even paid for the repair to the pipe - which cost me £96? I may email them about this as each time I've called they continually say "if...

Leak from big pipe in house - UPDATE on Page 4

Oh and one other thing ... I called the letting agent for the downstairs property to update them, saying that I think the problem is now fixed, but I would confirm in 1-2 days once the whole area has dried. She said "Ok great, and you'll sort out the repair to the downstairs property?" Me...

Leak from big pipe in house - UPDATE on Page 4

UPDATE Well I called another local plumbers who had over 700 good reviews on Check-a-trade (I know that's not always the best guide but that's all I have really). Guy came out 20 minutes later which was lucky. He removed the inspection plate and the actual gasket thing could not be removed...

Leak from big pipe in house - UPDATE on Page 4

Isn't the same issue going to be finding a seal or gasket of the right shape and size? I don't want to remove the inspection plate myself as it may just make things worse

Leak from big pipe in house - UPDATE on Page 4

UPDATE Plumber never got back to me - as is so common with tradesman that seem to visit, say they can do the job but then vanish off the face of the earth. Anyway, I went to my local independent plumbing shop and asked the man there for some advice. He said that he would use Quiksteel as it's...

Heating and Water control panel - No power

Yea I just checked and there's water dripping very slowly from within the boiler. After about an hour there was a small 1-2inch puddle on the work top below the boiler. This happened a few years ago so hopefully it can be repaired. I'm a bit concerned as the last boiler man to come had...

Heating and Water control panel - No power

UPDATE The new fuse seems to be working. I placed in, turned the circuit breaker thing to ON. I then switched the switch on where the new fuse was and the control panel turned on Finally I turned boiler switch on and it ignited and is now producing hot water again. I have noticed a tiny few...

Heating and Water control panel - No power

Thanks ... I've a horrible feeling it is the boiler. We've had issues with it and it's been on it's last legs for ages now :-(

Heating and Water control panel - No power

We have in the past had some issues with our boiler. Particularly as it is very old. I'm assuming this is an electrical issue and wouldn't be caused by the boiler breaking?

Heating and Water control panel - No power

Haha, I did think they may be buried... sneaky builders! :-) About to go to the shops and will get a new 3A fuse which is what was in there. Will try that out. Picture 2: nope, doesn't light up at all

Heating and Water control panel - No power

Thanks everyone so far ... thought some pictures may help PICTURE 1: As you can see there is a switch with a fuse bit very near to the panel. All the cables from the actual panel however go into the black box. PICTURE 2: There's also this switch which I have no idea what it's for. I've...

Heating and Water control panel - No power

I noticed i had no hot water yesterday and went to the fuse box. One switch for the boiler had tripped and was OFF. I switched it to On and thought that was it. However upstairs in the airing cupboard I saw the panel where I control water times and heating was off. No power at all. I've...

Leak from big pipe in house - UPDATE on Page 4

Where can I get a gasket from - I'm guessing screwfix or any plumbing shop and I'm hoping the sizes are all quite standard? Probably quite common and easy to get? UPDATE I had a plumber out to do a free check and he confirmed it is the bottom of the inspection plate (quite obvious really...
