    Ceiling joists question

Thanks woody Lots of things are popping up now: Lintels are like this: Been told they all need replacing... Would you agree? The house was like this since 1920s!

    Ceiling joists question

Towards the top of the pic are the ceiling joists for the first floor (old). New joists are being fitted between floor beams above in the dormer loft conversion

    Ceiling joists question

Hi all, Please see pic Building dormer loft conversion. Steels will have a joists between them and support on the wall as per normal practice. The pic shows 1st floor old ceiling joists but builders claim they are not in a great condition, some of them bendy and need replacing. As they are...

    Bifold/sliding door opening

Woody does the above make sense and would you see that as acceptable given the end of the extension being 4m. The PD under prior approval says max height is 3m but the definition of height says any land adjacent so I'm hoping this is OK.

    Bifold/sliding door opening

We calculated the PD height of 3. based on the immediate ground adjacent. The red arrow is 0.3m lower than the front of house and The blue arrow is 1m lower. It will mean the end of the extension is 4m heigh. Also we have taken away a lot of the land from the slope as a large garage was...

    Bifold/sliding door opening

went down prior approval, and the height for the extension was measured as the highest natural ground adjacent. As there is an approx 1m drop at the lawn would rather have a patio at the rear, rather than stairs. PP is a must? Thanks woody, fmt, tony etc in advance for your wisdom

Does constructing a patio need permission too?

    Bifold/sliding door opening

OK need your thoughts on this please Not sure what to do from the sliding opening to the garden. There is an approx 1.3m drop. Initially planned for steps but would like a 3m long towards the end of the garden patio to be flush one eng brick under the air vents. Would you construct this from...

    Bifold/sliding door opening

This would make sense to me and brickie is happy to do that but personally advises me to leave a larger tolerance than the 5mm on each side recommended as the seal around wont be as great as 10mm on each side. Can understand his argument about the seal being able to go through more of the depth...

    Bifold/sliding door opening

Hi all, Brickie doing the opening of the extension this week with a 4 opening. Planning to order some bifolds/sliding doors from a company with spec speficifying 4m brick work opening as the frame is 3990. Brickie says he wants to leave more of an opening by 7mm either side to the 4m so it's...

    SE calculations

The engineer from the construction company checked all other 5 beams and their lengths are OK because they're larger than what's needed. Seems this situation mainly arises when there's an 'opening'. All the loft beams are OK and the beam sitting across the mid of the extension is OK too as can...

    SE calculations

Thanks FMT, The penny has dropped. Its basically to prevent any assumptions and so its not on his head.

    SE calculations

I'm with you. I just don't understand why the SE just doesn't add the bearing lengths to the clear span and give you a list of lengths to order. Surely paying £800 for these calculations, to add those measurements to give you lengths to order helps everyone. Unless there's compelling reasons not...

    SE calculations

That seems logical - add the bearing distance to the clear span. 4m +300mm +300mm padstone. Seems pretty straightforward to me. Was this a 'rookie' mistake by the construction company to order based on the span sizes as specified by the SE then? So frustrated by this, it seems so obvious :/

    SE calculations

Also, if its up to the builder to decide a length of a beam does that not have any impact on the structural calculations etc. Seems a bit odd intuitevly to me but I'm not an engineer...

    SE calculations

Yes, but I have to work with what I have. In this situation I just want to be clear if the SE should have provided a length or that was the remit of the construction company to work out the length was 4.7m instead of 4m
  19. N

    SE calculations

I wanted a 4m opening to the extension. Hence the beam is to be sitting on walls approx 900mm on one side and 600mm on the other. Clearly with a 5.5m full width needed a beam larger than 4m 'length' so as to accomodate the width of the padstone centres

    SE calculations

Please see SE drawing and reference to the beam lengths. Seems very obvious the beams 2 and 3 need to be larger than the span opening but why not just provide that length if its very obvious how much needs to be added on. If It's not the SE's fault, I just want to establish if an SE not...
