    New utility room - freezing

Are you getting cold in from the cat flap(s)? We get breeze in around ours, and I also find the bloomin' cats manage to leave it swinging in the wind on occasion.

Repaired Flat Roof - Can It Be Tested?

So, looking at this again in a bit more detail - would it be fair to say it's fundamentally a design issue here? The pipes come out of the bathroom too low / roof is too high. End result being the bath & toilet waste pipes having to go through the flashing. Which in turn means where these pipes...

Repaired Flat Roof - Can It Be Tested?

Sorry for double post. Is that £1k-£3k approximate cost for redoing the roof?

Repaired Flat Roof - Can It Be Tested?

Maybe so, you'll have to use your imagination a little as the permitted development plans were not the final design. So here is the plans, showing the drain locations. And this is what they did do... Upstairs for reference (above the 'family room') It seems there is access to the...

Repaired Flat Roof - Can It Be Tested?

Don't worry, no plans to do this myself! Going to have to renegotiate the price of the house to take into account getting this redone :( Anybody care to have a rough crack at the price of redoing it in GRP or EDPM? Total roof is approx 6m x 3m. Pipes as shown, as is roof lantern. Back is...

Repaired Flat Roof - Can It Be Tested?

Rather to the point! Haha What do you think, “just” a case of taking the whole lot off and having it done again? Maybe in rubber or fibreglass?

    flogging semi-valuable stuff on ebay

Still eBay it... just sell as a job lot (or in a couple of them). I inherited hundreds and hundreds of model cars few years back. Did try going down the individual route, but end of day too much hassle. Reality is sharp collectors will cherry pick the gold, and leave you with the crud.

Repaired Flat Roof - Can It Be Tested?

Hi, Thread #3 for defects on this house we are looking at buying! Currently waiting to hear back from the vendor regarding the history of the flat roof on the extension. We know the extension is no older than 2012, and we also know it must have leaked at some point due to evidence of water...

Can This Roof Lantern Be Saved?

Hi, Another post about a house we looking at buying unfortunately! Is it possible to replace a blown pane on a roof lantern, or have them repaired? My Google skills have let me down, and I can't find a straightforward answer. I'm not sure what has happened to this one. It sits on an extension...

    Consumer Unit OK?

I think at that point simply not worth the bother for us. New roof on the extension, maybe. Full rewire, possibly. Full knock down... I've got better things to be doing!

    Consumer Unit OK?

Thanks all. Yes, will be obtaining all the certificates. Although if they do have them, it's even more concerning. Engineering bricks below the DPM in places with no mortar around them, back wall is not plumb, and the flat roof shows evidence of leaking quite a lot. Worse still I know it's all...

    Consumer Unit OK?

Any idea what they've tried to do there? Short of connecting up a socket, my knowledge is rather limited. In terms of the rest electrics, common sense would seem to tell me this is a rather poor idea...

    Consumer Unit OK?

Thanks both, the whole rear extension seems to be riddled with issues unfortunately. I guess really I was hoping to see if somebody could tell me if it was a bodge, and if so to what degree. If it really is a proper cowboy job, then I need to think if worth going down this route (paying out for...

    Consumer Unit OK?

Hi, Can anybody take a look at this install in a house we looking to buy please? Few other issues with the place, which if sorted I'll then get a proper electrical survey. But, in the meantime does this look normal/right? Thanks

    Recommend Me A Combi Please?

Well we'll leave that one then ;) Latest is for an 'Baxi EcoBlue' 10yr parts & labour guarantee - too good to be true!? The quote is around £100-£200 more than the Glow-Worm Energy 25, but the guarantee is twice as long.

    Recommend Me A Combi Please?

I understand that, I was only looking for a ballpark figure for an 'all things being equal' and 'straight forward' replacement of one combi with another. This kind of thing is a little unnecessary when I make no comment on the cost... Just had another quote / estimate through. Neither have...

    Recommend Me A Combi Please?

Some grumpy people on here this morning ;) I didn't say it was expensive / too much / anything else did I...? Just was looking for an idea of if that was about the standard amount. That way I know I should be paying roughly boiler cost + £---.

    Recommend Me A Combi Please?

Million dollar question... What would be a reasonable amount to expect to pay for swapping out my existing combi for a new one in the same place? The GlowWorm 25 quote was around £1600. From what I can see that model is around £800 (inc VAT) - so I assume installation is going to be making up...

    Recommend Me A Combi Please?

Had a quote today for a Glowworm 25 with 5yr guarantee - is this a decent boiler?

Kill marine life - only 5p a go.

Good! There should be compulsory life imprisonment for anybody found doing their weekly shop whilst leaving a vehicle at the pump! :D
