    Yes its upvc. Opening up the window there is drainage internally but where it drains to outside is a mystery.

    We have a leak above our ground floor bay window. I've had a look at the flashing on the first floor and wonder if the rain is pooling on the exterior sill and then finding a hole. It's raining tonight and leaking. Is there anything obvious in these photos to see the problem?

    What has caused these cracks outside

    Just Moved into a 1910 house. The kitchen extension is less than 5 years old. I've just spotted all these cracks in the render. They are all rectangular is shape. Any ideas? I've no details of the builder or make up of the extension. Do I fill the cracks or take it all off.

    Luckily the old owners left us a box of papers. Looking in that in 1994 damp and also wood worm work was carried out in the loft and external wall. It's got a 30 year guarantee so I'm.going to see if they have any details of what work was done and if anything has failed.

    Yes it's a solid wall. The floor is concrete in the front and living room. We've just had carpet put down and the old laminate flooring taken up. Hence we found the damp/ condensation. Totally appreciate all the advice and sorry if any of my comments were seen as negative.

    OK the photos inside aren't great. We clean off the mould last week but there are still some bit there. The floor is the same height as the bottom of one level of bricks under the black render if that make sense. So if I don't want to hire a damp specialist then who? I've asked some builders...
