Cast Iron Guttering a bit saggy

Agree with catlad. Probably best to do it soon, they can be quite heavy. Not the kind of thing you want landing on your noggin. I would recommend replacing the lot as it may well be in other areas too. UPVC is quite easy to fit so shouldn't take too long.

    rubber instead of felt

EPDM everytime. Some people just can't move forward from their 1950's mind-set. Canada still sell asbestos slates if your nostalgic about those too. A nice asbestos roof with a felt flat roof. Beautiful

    leaking flat roofs

Xenon...What a douche! noticed he had a little pop in the other post. Far more people are calling for EPDM, I wonder why. Felt still has it's purposes but EPDM is a much more robust product. If it fails or looks **** it's down to installer error not the product. p.s. The posts are to help...

    rubber instead of felt

There's no issues with skylights at all. You use something called form flash. It's a bit more advanced than a bike inner tube, chemicals are added to harden the product from the elements. Also if a customer wants to put a ladder or work over an EPDM roof that's fine. There's no issue there at...

    leaking flat roofs

EPDM is by far the superior product at the moment. Although I will admit zinc will last forever if done properly. But if you want to compare the more reasonably priced options of felt, GRP (fibreglass) or EPDM I would go for the EPDM purely for the benefits & superiority over the others. Rubber...

    rubber instead of felt

Bullcrap. Your obviously either crap at installing or dont install it. Nice flat smooth finish with attractive "equal" trims. It's definately a pro finish if your a pro roofer.

    Users of epdm etc

use Firestone 060 sized membrane, it's commercial grade although 045 is very robust and will more than do for a dorma. Avenir roofing are good suppliers & will also offer advice (they're my suppliers).

Marine grade ply vs OSB for garage roof

OSB 3 all the way. Marine ply is sometimes used by these rogue traders to bump a price or as you say "overkill" a price. Although some roofers who've been in the game a long time will still use and recommend ply, but OSB 3 is what I'd choose. (make sure it's OSB3 not OSB2)

Opinions please on if this re-felting is acceptable

Just a bit of advice, don't pay him & pay for a building inspector. I know it's extra, but what he will put it in a report will be worth every penny. Once the inspectors done this refuse to pay & basically say do your worse. From what I can see if he is a cowboy he won't take it up. He knows...

    Repair Chimney Stack -E London

Scaffold alone will cost that. Looks pretty bad tbh. Probably with access & a serious overhaul your looking at around the £1000 if not more mark. Hard to say without a proper examination. You might do a deal if the pigeons used as a bargaining chip ;P

Opinions please on if this re-felting is acceptable

The gable end should have a better overhang over the wall. The underlay should have an eaves protector. Hard to see 100% but the underlay looks a little too tight. Possibly. Why hasn't he gone the whole length of the roof on the join with hip tiles, is beyond reason. The valley isn't cut...

    Flat roofing cost

Could you expand on this. Is it for new decking? Overlay? Insulation? Have you considered EPDM?

Replacement for felt without removing tiles

Agreed. Foam just covers up the problem & causes problems in the long term.

Replacement for felt without removing tiles

If it's a normal pitched roof with tile or slate, no way at all. The whole lot needs taking off.
