    the rads are unsightly / rusted be a lot of work to get them upto scratch. they also have no thermostat control on them... all the pipe is very thin bendy stuff I don't know if that's an additional prob when replacing them. re-mortgage? does a condensing combi install really cost that much...

    Thanks for the explanation - yes sounds like a very good idea (100A MCCB). OK we guesstimate that the beds will be used about 20 hours a week. The usage will be a bit sporadic but in between clients will be about 5 mins or so (that's roughly the time to get changed, put deodorant on etc)...
