    Our back kitchen one froze, and the boiler is right next to the inside copper pipe... It has an isolation switch which I now use, plus a tap cover for good measure.

    Both have insulating hoods, I wouldn't drain at around 1C, but at -4C I prefer the added precaution. Takes minutes to turn off and drain.

    I've had a tap freeze in one property, pipe didn't freeze fortunately. You can get a tap cover for a fiver, slips on in seconds. Worth it...

    What I've done the past few winters, was to wrap a small towel and duct tape around the pipe where it meets the wall, and then put tap covers over them. Being the nerd that I am, I've gone outside at night and checked the taps at various temperatures, during the recent cold spell. Up to -2C...

    Is waterproof flooring worth it ??

    Good point, but if there's electrics underneath I'd consider waterproofing if that were a feasible option. Have had a bathroom leak, that shorted out the lights in the kitchen below. Had a boiler leak in our other property also. Rarely happens of course.

    Have to be careful of condensation, and during freezing spells you want warmth to prevent pipes freezing. Will lower temps damage a house? When I'm home alone in say November, my heating is off with a dehumidifier on. Do this every year, nothing has fallen apart and there's no mould. But...

    Thanks, yes that would explain the wire on one end. The internal damp on the other end is a a mystery though, and I don't like mysteries when it comes to damp. No other damp in loft, I checked old pipes, inside of tiles, rafters. Nothing apart from that one spot. Weird. Plumber coming...
