I had that kinda feeling about the trap too! I wasn’t there when came, my wife was, he made a smart ass comment about, your husband has told me he knows what’s wrong with it apparently

The plot thickens... Engineer looked at it monday, said the trap isn’t blocked was able to ‘blow through it’ He ordered a new seal for the burner, just tried to fit it today, old one was rotten. Water still forcing it’s way out the screws though so he’s ordered a new burner... thoughts?

Super, you've solved it I think, weird to think the heat exchanger isn't that well sealed. Makes me wonder if any of the other parts were ever needed then, the ionisation probe must have been under water or wet hence it failing until the water level dropped. Boilers off anyway and engineer on...

Solved it.. The water is coming out the bottom of the ionisation probe that was fitted. Ideas? Edit.... It's the bolt under the probe actually, it's seeping out from that. Also the same on the other side, forcing its way out through the lower bolts.. Could this be the blocked trap still?

I was thinking this but the condensate trap pipe is lower than the PCB and then it goes 500mm to the rear of the boiler/bottom of the main heat exchanger is the outlet, so there's no feasible way the condensate could be above the PCB to leak onto it. I can't delve deeper into now without the...

Ps, yes I've switched the boiler off completely now.

Thought you'd solved it then. Found water dripping from the condensate flex pipe, further investigation shows it's coming through the pcb board above and dripping onto the flex pipe and then onwards and soaking the floorboard underneath! Hasn't quite damaged my ceiling yet underneath. Has the...

Thanks for the link! Sounds like a diy job, I'll report back on my findings!

I've found a few threads on this but I'm at a loss now as to the next step. Do we just go with a new boiler as I've had enough of this one, it's 12 years old now but we've only lived here a year We're using a home emergency policy so this isn't costing me money but it's irritating that they...

    Fence specification for windy garden

In fact, I've just found this instead, gives the privacy and allows airflow... https://www.garden-fence-panels.co.uk/product/fence-pailing-arched-double-sided-panel/ Hope links are allowed

    Fence specification for windy garden

Our fence needs some updating, we bought the house last year and it's got wooden posts and open fence panels (Called Pailing panels I think). However it's obvious that they've been up since the house was built 30 years ago as they're rotten and some have supports at 45 degrees due to the wind...

Did I open a can of worms saying 230v or poke a hornets nest

    Radial Into Ring Questions

Yes, that looks the same. I guess that's an easier fix overall to lower the 32A rcbo to a 25A one?

    Radial Into Ring Questions

I’m sure they won’t fail at 13A... however surely it’s not good practice to have 13A going through it before I plug even a phone charger in? No certificates with the house, all the cabling is old black/red only the small outdoor CU is done in brown/blue so shows how long it’s been like this...

    Radial Into Ring Questions

Yup true, sorry I think I was using 230V because of something I read in another thread. Still a bit too close for comfort if the whole room relies on a 13A fuse

    Radial Into Ring Questions

Just found something else sorry... The outdoor plugs are connected to an external/waterproof consumer unit with a 10amp mcb inside, this is connected to the 13amp fused spur I previously thought was the only connection. Looks like the consumer unit has been used to protect an old exterior light...

    Radial Into Ring Questions

Fyi, I plan to buy a petrol mower imminently so these RCD protected plugs will soon be defunct anyway. I did start wondering about voltage drop over that distance but I’ve not stuck a multi meter on it to check

    Radial Into Ring Questions

The heaters at 230v calculate to just over 13amps to me though, so it wouldn’t be enough?

    Radial Into Ring Questions

Thanks for the quick responses... the funny part of this is that we had the consumer unit changed 3 months ago and the electrician told me the conservatory was fine (I didn’t know this radial bit though so he assumed on the ring main). He tested everything for voltage drops and z values...

    Radial Into Ring Questions

So while doing the usual re decorating, I've been changing all the plugs/sockets etc and I've come across this.. We have a 2.5mm Ring main protected by a 32A RCBO The conservatory (which was built many years ago), has been connected as an unfused radial into the ring main but only in 2.5mm...
