    lime render cracking

Not at all, thanks for your response. Both coats were applied back in October last year with a day or 2 between coats. They didn't put up muslin etc around it as it dried, it was open to the air. Because of the time of year (and it was quite rainy at the time) it took a day or 2 to dry.

    lime render cracking

I think I’ve explained that I want to be prepared with whether this is normal or not. If I contact them and they say “don’t worry, it’s normal” it would help to know in advance whether that is accurate. I think they used mesh, not sure about reinforcing fibres.

    lime render cracking

No, it doesn’t sound hollow, it’s not blown anywhere. The “it will never crack” was an informal comment, not a guarantee, just something that the guy who was applying it said when chatting. I fully intend to go back to them, I’d just like some idea of whether this normal or not before I speak...

    lime render cracking

Hi all I had my house rendered in lime-based render last Autumn and now seem to be getting a fair bit of cracking. Just wondering if this is normal or if I need to be going back to the builder. The house is a Victorian cottage with solid walls, when I bought it it was rendered in cement-based...

does my new EDPM roof look right?

No, I saw that the old felt was removed. You mean the air bubbles? I hadn't really noticed them until now. So I can add that to the list with glue marks, not enough pitch (water is pooling) and too many joins

does my new EDPM roof look right?

I'm not sure, but yeah, something like that. I'm glad it's not just me that does not think it's that impressive

does my new EDPM roof look right?

So an update, I've been up on the roof with a bucket of warm soapy water. Some of the marks were dirt and came off. Some of them were glue or similar and came away with some scrubbing. Others will not shift at all. The main thing I don't like is the long line on the right hand side of the photo...

does my new EDPM roof look right?

Which bits do you mean? I'll take a closer photo. They were builders who were going other work on my house already and they showed me a photo of another EDPM roof they'd done that week which looked good.

does my new EDPM roof look right?

Hi Just had a new EDPM roof fitted on my porch. I'd seen examples online and was hoping it was going to look like the pictures I'd seen...shiny/sleek/clean and new looking. Instead it looks dirty and patchy. I've been up on a ladder today trying to clean it up a bit with water and a cloth but...

high ground level problem with neighbouring new build house

Thanks for the suggestions. The neighbour is going to contact the builder and say it needs to be rectified in some way. Luckily they are on board so far. I don't think I can conclusively prove that the high ground level is directly causing the damp, not least because of the problems with my...

high ground level problem with neighbouring new build house

It may not be up to my surveyor to design the remedial works but of the 3 parties involved (him, builder or current owner, their surveyor) he is the only one representing my interest so it's discouraging that he thinks deeper gravel is a solution. I agree that in an ideal world the solution...

high ground level problem with neighbouring new build house

If you don't mind, how would I go about making a claim against the builder? Via a solicitor?

I'm Hertfordshire unfortunately. But I'll try that website, thanks

high ground level problem with neighbouring new build house

Thanks. The party wall surveyor who acted for me on the original agreement seems seems to think that all that needs so happen is the gravel layer should go deeper so that it is below my DPC. It's not even very coarse gravel! Maybe time to find a new surveyor.

high ground level problem with neighbouring new build house

Probably my preferred outcome but they may not go for it. The patio wraps around the back of the house so you'd be lowering a section and introducing steps. Likewise the side door opens onto this section we are talking about, currently there are one or 2 steps down and this would mean more. Also...

high ground level problem with neighbouring new build house

Indeed. Sounds like you think the trench needs to be not filled with anything. In which case I would have to suggest the neighbour basically gives up 6" of his side passage...

high ground level problem with neighbouring new build house

So given that the DPC is currently around 1' to 1'6" underground, there would need to be a trench between 1' and 2' deep between the patio and my wall. So is the best solution to leave the trench empty and have a fence so that the neighbour doesn't fall down the hole?

high ground level problem with neighbouring new build house

Thanks for the reply. I'm speaking to the neighbour later today. I agree it's not for me to determine and carry out rectifying the problem. The reason I'm asking what the correct solution should be is that when he or the original builder come back to me with suggestions, I'd like to know if they...
