    I'd recommend soakers of a secret gutter, just dressing the cover flashing is asking for trouble.

    you dont put soakers under tiles you dress them over each tile, from what your saying the cover flashing and soakers are one piece? As alastair mentioned a secret gutter would be best , and then renew the cover flashing.

    Interesting one , sounds like the flues merge just before(or on) the top floor, so not much you can do apart from remove the cap, or try putting a 'marcone' pot on or even a 'H pot' on your stack. If that doesn't work then getting a new flue liner is the only option i see.

    LOL , no mate this is defo a leak !! I'll bet you £5 to hope house charity that it's a leak? Unless you could provide a wind source that could emulate 30+mph hr winds then a hose will be of no use at all.

    It 'Looks' like a leak in the roof to me, there's clearly water staining on the woodwork. Next time you get heavy rain and wind go up and have a look for a leak.     Don't recognize the actual tile, as there have been many many makers of plaintiles such as yours, i'm guessing they're clay tiles as they look too square to be concrete.

    There's a fair bit of work involved making one of them mate, plus lead isn't exactly cheap, neither is the oxy /acetalyn or the relevant insurances needed.

    I'm not up to scratch on flat roof prices, but at £83 a m2 it seems a bit steep for a half day job.

    Going by what you have listed i'd say between £4,800 and £5,200 can't be 100% unless i went to the job . That is treating all the roofs as one job , not having to leave and come back.
