OK DP I've checked the pipes you mentioned above and they are just as cold as the water.

Recently DHW from by boiler is cold, the display on the boiler says 60 deg C but water from the taps is luke warm. Would this be thermostat (P/N 8484 I think??) or the heat exchanger or something else? Thanks in advance.
