    Well that's a relief! I didn't realise underlay was that thick. Plus I didn't think about not having underlay there. Elsewhere I may have been concerned about a line showing up but there will be zero foot traffic here -- it's going to be under furniture. Thanks!

    Damn. The Honeywell one needs to be installed "in the cold water supply pipework before the water heater". I need a valve that can sit on the flow from the boiler. Maybe that's why they are so expensive.

    There are electric heaters. The place needs very little heating. She only uses one of the heaters and not for very long at a time. The hot water is on 24/7, and yes I guess she uses a lot because she has a bath every evening.
