How big a job is moving a ceiling rose or adding a second light

A quick check with my stud finder suggests the beams run the 'wrong' way for my idea ☹️. A rough measure above looks like the access is all in one room though. Given us things to think about and I'll be much better informed when I speak to some local electricians.

How big a job is moving a ceiling rose or adding a second light

Ok, thanks for thoughts. It's a downstairs room, below carpeted floor in a bedroom, I think is hardboard sheets. I'll try and figure out which way beams run. At the moment we are just at the stage of trialling furniture in different places and I wanted to see if it was viable or a complete non...

How big a job is moving a ceiling rose or adding a second light

Hi, I'm thinking about having a ceiling light fitting moved or adding a second light to the same switches as the existing light. Not planning on doing it myself, but before I start contacting local electricians I'm curious how big of a job this would be. Can anyone give a ballpark figure for...

Washing machine drain fills sink, but drains if I move pipe

Just to add some (hopefully!) closure to this. The developer initially tried to blame Thames Water's main sewer, but TW checked this and reported it fine (as I suspected it was). The drainage contractor was sent back to recheck all the drains under the house and since then everything seems to...

Washing machine drain fills sink, but drains if I move pipe

That link is what it looked like. I've attached before/after photo of what it now looks like. The white pipe through the middle was very snug and it now sits fairly snugly inside the top of the wider pipe in the floor. I think the root cause may be elsewhere, but will see if that has any...

Washing machine drain fills sink, but drains if I move pipe

If I understand you right I should slide the black rubber washer (is that the reducer?) up the white pipe so it sits on top of the wider outer pipe? Should the white pipe go through the middle of it, or rest on top? I've attached a (hopefully) clearer picture of how it is now.

Washing machine drain fills sink, but drains if I move pipe

I've unscrewed the u bend and don't see any problem there. I've had a go with a "normal" plunger but will try again blocking off the washing machine and overflow. If I can get to it, is it worth trying to plung directly on the floor pipe hole? Here is a video...

Washing machine drain fills sink, but drains if I move pipe

Toilets seem ok at the moment, level is back to normal within a couple of seconds of flush at the moment, but before the builder rodded external drains we did have problems where water would sputter out of nearby shower or sink when toilet was flushed. This hasn't happened since drains rodded...

Washing machine drain fills sink, but drains if I move pipe

There is an air valve on top of a vertical pipe in the loft, that I think is on the top of the main vertical pipe that connects into somewhere. Not sure how it all connects though.

Washing machine drain fills sink, but drains if I move pipe

These two show where the washing machine connects to underneath sink (there is also a blanked off second attachment for another machine) and where that pipework connects to floor. It seems to just rest on top of a rubber seal, this is what I can lift to let air in/out. Washing machine hose is...

Washing machine drain fills sink, but drains if I move pipe

I guess I'm going to have to get some boards from somewhere and get up in loft tomorrow morning and prod the valve, check if that looks obviously working or not. Any tips what I should be looking for?

Washing machine drain fills sink, but drains if I move pipe

Hard to get to as the loft isn't boarded and there is thick insulation so I'm not sure where I could stand to get to it. I'll think I'll have try to get the developer to send a pro up there, but they seem reluctant to admit the problem is inside the house :(

Washing machine drain fills sink, but drains if I move pipe

By builder I mean a house building company, I'm assuming the plumbing was done by a sub-contractor. No wet wipes have gone down any drain or sink while we've owned the house from new, and the problems have only started in the last couple of weeks. There is a vent pipe that emerges in the loft...

Washing machine drain fills sink, but drains if I move pipe

Hi all, We live in a new built house (been here about 9 months) and for the last week or two have been having very strange goings on with some plumbing. Started when our washing machine drains and the sink that is connected below filled with water. We've since had a lot of strangeness, with...

    Replace thermostat: wiring sanity check

Hi all, I'm thinking about replacing several mechanical dial thermostats with programmable ones. Looking at Heatmiser Edge, as it seems to be have the desired features at a reasonable price. This is for 5 zones of a wet underfloor heating system. If you can recommend alternatives I'd be...

Thermostat on wall backing on to airing cupboard

Good to know, I'll print that and keep it somewhere. The instructions we have are the 'user' version I think and didn't mention that. Thanks for your help.

Thermostat on wall backing on to airing cupboard

It's a Honeywell CM907. I know the kind of setting you mean about offsetting temperature, but not sure if this can do it? At the moment I'll keep an eye on it, and if need be just turn it up a bit higher until it is right by feel. Will see how it behaves in colder weather.

Thermostat on wall backing on to airing cupboard

I moved into a new built house over the summer and am looking for an opinion on something that may be an issue with our heating. Just want a sanity check before speaking to the builders. I'm not planning on diying anything. The main thermostat that controls our upstairs is in the master...

Siamp cistern not filling AFTER replacing washer

By jove I think he's got it! Took it all apart again, flushed it under tap and carefully poked a needle at the tiny hole on the back. Couldn't see any obvious blockage, but when I put it back together it seems to work. Many thanks to all who have provided suggestions.
