    So there was a complete break in the cable across all three cores, and it looked a bit burnt. Only thing visible nearby was a protruding nail holding the skirting board... Which was fitted over 5 years ago So a very strange one indeed!

    The L&N and L&E readings were taken within seconds of each other - so seems we do indeed have a missing neutral. I did not test it by flicking the switch the other way, but 2 out of the 5 tested were off to the best of my knowledge (switches are fitted the correct way and were 'off') - can't say...

    Certainly too hot, was cooking in the loft yesterday even in the evening. Will check the meter is getting a proper 230v reading from a socket I know works before going up there. Thanks :) By the way... Are the fuses replaceable or is it new meter time then? Hopefully doesn't come to that though

    Thanks for that Will check out the voltages properly later (as I had the meter set wrong) I don't think it is anything under the floorboards though as it has happened while we were in various places of the house (one of which was standing next to the consumer unit)

I assume it may be a broken neutral if I have the meter set correctly and still get 0.something volts? Which would also match up with why none of the lights work even during the few...

    Doh! I even nearly tried it yesterday on a known working socket to check the meter but never did... I had it on the "10A" connection, not the V Hopefully hasn't caused any damage to the meter? Will attempt to re run tests tonight Just to confirm I'm looking for 230v between live and neutral...
