Ask for access, you can easily get up to that part of the roof on ladders. Similarly easy to erect scaffolding to that level. It's straight down to ground level from where the valley meets the gutter.

I agree, but when it's beyond their ability I think it's right that they say to seek further advice. I guess it's fair enough if they're on a fixed cost basis! We're first time buyers so every last penny is going on the purchase so have very little left over to seek further legal advice!
