    Offset newel posts

Hi, I'm trying and failing to come up with anything that will replace my old 1980s balustrade, either spindles or maybe glass. The problem is the 70mm newel posts are offset 70mm to each other. Not offset enough for a return. Any thoughts appreciated thank you.

    Staircase issue.

Thanks. All ideas appreciated, as after a a lot of thinking how to get around it, I was still at a loss.

    Staircase issue.

Hi, we're finally got around to hopefully changing our old horrible looking stair handrail to new Newell posts, handrail, base rail, spindles etc. Problem being where the base rail would fit, it ends up at the top of the downstairs ceiling. Not in line with the top post to give a complete run...

    Glowworm 18hxi problem

Hi, My glowworm 18hxi has over the last few days fired up as normal, 30 seconds later goes to full throttle and stays there till it switches off from timer. It's also stuck on 73/74 in the display, turning the temperature dial either way doesn't adjust anything. The boiler is in garage and makes...

    Damp

I've spoken to daughter today, she was on about getting the walls skimmed for just paint. Once she (me) gets the paper off and makes sure everything is dried out, do you see a problem with skimming due to you saying the plaster will be hygroscopic? Thanks

    Damp

Definitely no water meter. I read somewhere due to COVID they were not installing them in every property like they should have.

    Damp

Thanks woody, I'll get her to do all that in future. What's your thought on that positive pressure device. Also the really bad area bottom of stairs he said might be rising damp?

    Damp

Hi John, Yes it's hall floor front door to kitchen. No water meter. No sure about floor, presume it's wooden as it got a definite slope towards the damp area. Yes there was washing on radiators when we went in.

    Damp

Bloke came around this morning. Very pleasant chap. Not pushy at all. Immediately said condensation problem. Lower area bottom of stairs could be rising damp and £250 to sort. Went outside and said the render was newish and no problem. Definitely not penetrating damp. Did mention to alleviate...

    Damp

Which begs the question, why did the bloke who came out to quote not at least rule this as a possible cause, he just said it's penetrating damp it'll cost 4k to put right. Ok that was silly, it was the money all along. Thanks.

    Damp

Wow that was a good read. Just text the daughter to ask about what I read about condensation on windows and cold surfaces. She said most windows soaking wet and sills needed wiping down daily. I do hope for her sake it's condensation and nothing more serious. Thank you.

    Damp

Thanks. That's why I posted here as we know nothing about how to solve this problem. Having the quote of 4k was an eye opener, along with ripping off all the stairway wall down to brick and waterproofing etc. I'll post photos tomorrow.

    Damp

Thank you. They are away for a few days now on honeymoon. They booked another quote before I told them about what woody said about getting an independent damp specialist in. I'm going down tomorrow morning for this new quote, do I'll take some photos while I'm there.

    Damp

Thanks. Yes read that on another post about damp, with render trapping moisture causing problem. But whether it's got to the point of wrecking internal plasterboard/plaster whatever is under the wallpaper we don't know, it's just putting wallpaper and black mould at present.

    Damp

Don't forget it not my house it's daughters. I'm just trying to make sure she's not ripped off as seems excessive, could be wrong though. Penetrating damp was said by the bloke who did the quote.. CWI, she doesn't know. Would that help if installed/not installed or too late now?

    Damp

Yes I told her to check survey to see if anything mentioned about damp. What they wrote is a decent get out. Thanks I'll tell her about independent diagnosis. Ok got an independent damp specialist lined up. Thanks

    Damp

Hi, thanks for reply. 1) It's gable end wall, and slightly on rear wall, nothing to front. 2) Cavity. Unsure if insulation in there, she thinks not. 3) Not condensation, penetrating damp daughter just text me. 4) Damp proof specialist she said Oh and it rendered on all outside walls

    Damp

Hi, my daughter has a problem with damp on an external wall of a 3 bed semi. She bought house 2 years ago and just looked at previous survey that said "May need damp proofing in the future but not at this time". It was quite damp in places last winter, since the weather has turned is a lot worse...

Square Downspout into 100mm internal clay underground pipe.

I tried the bottle gully option, but I really haven't got much room to play with and that would have ended up way too close to the clay pipe to connect. That's probably why it was botched originally. My final decision was to just connect the roof guttering downspout into a grid hopper, then...
