Thanks to everyone who replied to my query with the 28cdi and particularly the forum tip. Polarity and earthing were all fine the problem was with the contact between the multi plug and the board despite continuity in the sensor cable.

Yes use a duct fan as mentioned I have fitted loads and never had a problem with condensation anywhere. My tip is to suspend the fan from the roof trusses rather than fix to the joists then no vibration and hardly any noise.
