Hello all, Looking for some advice from anyone who has added a dormer to a chalet bungalow recently. We are looking at adding a second dormer of aprox 5.5m in length to our property and getting it to first fix finish. Anyone got any vague ideas how much this could cost? Its all fairly...

    Towel rail elbow alignment

Evening all, I'm hoping someone can help! I've just fitted a replacement heating element in my towel rail (dual fuel style so connected to central heating). Unfortunately I'm getting a leak from the dual fuel elbow, when I tighten it up enough to stop the leak then the elbow is poking out...

    Crown Engineered Wood Floorboards

Morning all, I've recently put down a load of engineered wood flooring in my house which was originally bought at Builders Depot. Unfortunately I need one more pack to finish the job and builders depot don't have any in stock and won't for quite some time. I've tried searching the internet...

    Consumer unit location

Thanks again for the replies everyone. I'm awaiting a response from the council before proceeding (I've emailed them asking for a detailed explanation of exactly what regulations are being breached, & if non are being breached can we just get on with it). Skenk - Building Control are happy...

    Consumer unit location

Again, thank you all for the replies, very helpful. They won't issue the license until the issues from the survey have been resolved (even though they can't explain what the issues are). As far as retrospectively applying regulations, I don't believe they can do that, however the councils...

    Consumer unit location

The common sense thing for them to do would be to tell me exactly which regulation was being breached and exactly what I need to do to sort it out. So that's one course of action we know they won't take, can't wait to see what they come up with! We need to get the license sorted to...

    Consumer unit location

Once again thank you all for the replies, they've been very helpful. I pressed the council on exactly why they decided the consumer unit was hazardous and exactly which regulations they thought it breached. They've so far been unable to give me an answer and actually suggested I needed to...

    Consumer unit location

Thank you for all the replies, you've been really helpful. I have spoken to the surveyor and asked him to send the exact bit of text in the regs that requires me to move my consumer unit. He was very evasive on the phone and kept talking about fire risks. Bit odd! I will update with what bit...

    Consumer unit location

Thanks for the reply. It is out in the open, previously it was at the back of a kitchen cupboard. I'm happy to build a cabinet around it but the council are insisting it's moved upwards by around 350mm which is obviously the really pricey option.

    Consumer unit location

Hi everyone, I'm looking for a bit of advice please.... 3 years ago I built a stud wall in my 1 bedroom, first floor flat to split a large kitchen up, creating a second bedroom. The council are the freeholders and as such I was required to notify them before doing any work. I contacted the...

    Definition of a new dwelling

Ah ok, thank you again for the help. I'll get hold of the surveyor and see what he says. It's all very odd to be honest. i just spoke to another surveyor at the council who said there would be no reason to move the consumer unit. Luck of the draw I guess! Thanks again.

    Definition of a new dwelling

Thank you for the replies, very helpful indeed. Before I did any of the work, I spoke to the planning department of the council who told me the work was minor, hence didn't require planning permission. They inspected the work after completion and I have the Completion Certificate from...

    Definition of a new dwelling

Hi folks, I'm having a spot of bother with the council regarding some work I have done in my home. The council are the freeholders of the property hence I need their approval. The work I have done in my flat involved splitting a large kitchen in two with a stud wall to form a new room...
