Had an electrician look at it whilst he was here and he checked that it wasn't the element . . .he recommended that I call the provider as he felt it was a relay on the switching board . . .they're coming on Friday to replace it . . . .fingers crossed that it's sorted now . . . .

Ordered a Fermax Loft online, arrived within 2 days, cost £25 and fitted it yesterday with no problems at all . . . . . .all in all, much easier than I expected it would be and it works ! ! !

Will it really be that simple? Just a bit concerned about the possibility of taking out everyone else's intercoms! Have found the wiring plan for the replacement fermax you mentioned online and the handset is only £15, so it all seems good. I suppose I should give it a go?
