Help! My unvented cyclinder keeps releasing hot steam

I'm looking for some advice. I have a unvented hot water cyclinder that feeds my flat, powered by an immersion heater. For the last few weeks it regularly releases steam via a small pressure release pipe. It'd got to the point where everything in that cloakroom is now permanently damp. I've...

when is it worth replacing versus repairing a roof

Thanks. I agree. I much prefer my original clay tiles. Are these type of clay tiles generally reusable? I have plenty of spares from when the Velux was put in - and they've lasted 100 years so far so I guess they could last another 100?

when is it worth replacing versus repairing a roof

Streetview of the side of the house: https://www.google.ae/maps/@51.3331573,-0.1126559,3a,60y,359.15h,93.7t/data=!3m6!1e1!3m4!1snnvT0uVEYKbbuYvTi1zuWg!2e0!7i13312!8i6656 To my untrained eye it appears to be in generally OK condition. Is it definitely not worth repairing?

when is it worth replacing versus repairing a roof

I know it's hard to tell from a single photo like that - but very approximately how much would a new roof like that cost? Is it possible to reuse the existing tiles - or is that a bad idea?

when is it worth replacing versus repairing a roof

How can you tell they've gone cheap? I don't know much about roofs. But I think mine looks nicer. I assume that's just the style of the tiles?

when is it worth replacing versus repairing a roof

The roof on my semi-detached Edwardian house is old and tiles are slipping fairly regularly. 2-3 fell off this year. There are no leaks so far (as far as I can tell), but it can’t be long. It’s a 100 year old roof with no lining. The problem with any repairs is the house is high (its on a...

Is it worth replacing my standard system boiler for a combi

Oh OK. So it's a good price. Great. I'll go for it then. The pump is newly fitted and is the top Grundfoss one apparently. With auto power levels etc.

Is it worth replacing my standard system boiler for a combi

I've just received the quote from my plumber. He's a good guy that I've used before, and I know he'd do a good job. However the price did seem on the high side. Vaillant EcoTec Plus 430 boiler, fitted to replace existing boiler, including a new Honeywell 3 port valve, and the installation of...

Is it worth replacing my standard system boiler for a combi

Yes - It is two stories plus a loft room + lofty bathroom, so 3 in total. I want it to be efficient, but I'm worried about undersizing and then wishing I'd gone bigger. I did that with the log burner and it never gets the room comfortably warm.

Is it worth replacing my standard system boiler for a combi

Thanks Tony. The loft has a large room in it, which was installed when the house was built 100 years ago, even though the other half of the semi doesnt. The loft room has a sloping ceiling which is entirely uninsulated, so that room gets very very cold in winter. I am planning to do it, but...

Is it worth replacing my standard system boiler for a combi

Only because those two brands are the ones my plumber recommended and is most used to. I'll ask him about the Intergas ones you suggested before. They look good - and are a bit cheaper too

Is it worth replacing my standard system boiler for a combi

I've used the online calculator at http://www.idhee.org.uk/calculator.html. It came out at 24.6KW. But I thought it may be better to have a bit extra rather than be short? A different estimator said I'd need 40kW! It's a semi-detached Edwardian house, over 3 floors. 1900 square feet in...

Is it worth replacing my standard system boiler for a combi

Thanks all for the advice. My current boiler is a Potterton Suprima 100, which is rated at 100 BTU (29kw). I was thinking to replace it with a Vaillant ecoTEC Plus 30kW. Is that a decent boiler? It doesn't say it is a condensing boiler though. The other one I like is the Worcester Bosch...

Is it worth replacing my standard system boiler for a combi

Many thanks Agile. Yes - it would need a condensate pump I think as the boiler is below the level of the drain. So the cost would be around £2200 fitted? That would certainly be a big saving over the combi. My flow rate is 14 l / minute (the guy tested it when he quoted for a combi) so...

Is it worth replacing my standard system boiler for a combi

Sorry. When I said System boiler I meant regular boiler. That's what I have now. I thought system boiler and regular boiler meant the same thing, but I've just seen that they are different. I'll have a look at those Intergas ones. I don't know that make. I want a boiler with a long...

Is it worth replacing my standard system boiler for a combi

Yes. You have a good memory! Those pics are the ones I posted 18 months ago when I was fixing the boiler and the pump last time. I patched it then (replaced pump, replaced leaking parts, powerflushed, fitted a magnaclean) but now it is starting to play up again by making loud noises when it...

Is it worth replacing my standard system boiler for a combi

My boiler is on it's last legs. Its a 16 year old Potterton Suprima and it is making more strange noises again so I would like to replace it. I'd thought of a combi, but the quotes have come back at around £4500 because there is new pipework and it is quite a large house. Would I be better...

How to break into a Securefast locked door!

Yes I did! In the end I decided to try and work through the combinations, starting with the numbers that looked most used. When I looked more closely I could see that the area around some keys was clean and slightly oily, whereas others were dirty and dusty. I got it on the 2nd attempt...

Many thanks Gaz and Bernard. If the sounds don't help me I will try the screwdriver trick tonight. That sounds promising! I'll let you know how I get on.

How to break into a Securefast locked door!

Thanks. I never thought about knocking out the hinge pins. I'll try that. And if not then the angle grinder on the hinges. And then I'll remove that silly lock! Thanks for the help.
