    Thankfully all resolved now. Builders got the electricians back round to do their final testing. A week or so later we received the EIC and then a few days after that we received the final completion certificate from building control. All's well that ends well. Thanks for all advice

    Extractor fan air noise

    Could a short piece of flexi between the fan and the inlet help or does it need a longer length to disturb the airflow more? By changing to smooth rigid pipe i had assumed the airflow would be smoother and therefore quieter!

    I had looked at the zinsser all coat previously, seems there is a wb and solvent based one - would there be a difference in applications? I think I was erring on the side of a mordant wash, just need to find some reasonably priced, £50 for 5 litres was a bit of a surprise!
