    Minimum height of patio doors

Could you not raise the roof just over the doors and maintain a 2.1m head? I.e. create a dormer roof, or cat slide?

    Shipping container

My apologies, I assumed it would be an office as in a place of business with other employees, rather than a home office. Sorry.

    Casting Foundation

Since when did an Architect approve foundation depths on site? Never in all my years have I done that, an engineer or building control officer, then yes, but an Architect, no way.

Caravan sited on large plot lawful through passage of time?

As long as the land is considered residential curtilage, then I don't believe there is an issue at all, where ever you locate it. Unless someone else knows better?

Caravan sited on large plot lawful through passage of time?

See what others say, but I understand that it's use would only become lawful after 10 years of continuous occupation. In such circumstances you may the submit an application for a lawful use certificate as long as you have the evidence to show continuous occupation. In the scenario, you...

    Flat roof and conservatory replacement.

That's possible, but unlikely. It's going to be difficult for anybody on here to give you a comprehensive answer without looking specifically at the site. The person to really ask, is your Architect, who will have the background of the case. It does sound odd though, from the information...

    Shipping container

Whilst you may be able to fit the container in to the PD rules as far as it's size and location is concerned. I doubt it's intended use would fit in with being 'incidental to the enjoyment of the dwelling house'. I believe you will require planning permission, due to it's intended use.

what is meant by "clear span"

Based on the span tables from TRADA, your first suggestion of 200x50 C24, at 450 centres will span 4.47m under normal domestic loadings. The 220x75 C24, at 450 centres will span 5.43m under the same loadings. Both of these fall short of your 5.8m span and therefore you will have some...

    Building Regs for Timber Garage

With regards to the regs and the proximity of the boundary, the limitations are for the spread of flame to adjacent property (even if no adjacent property currently exists). Another option of course is to finish the building in non - combustible materials. If weatherboard is used as a finish...

Building Control Threatening To Change Type Of Application

Out of curiosity, why did you opt for carrying out the work under a 'Building Notice' rather than submitting a 'Full Plans' application?

    Flat roof and conservatory replacement.

Hi, There are obviously lots of different reasons why your proposals may or may not be acceptable. To start off, unless the dwelling is either listed, or is in a designated area such as a conservation area, or area of outstanding natural beauty, etc, then you would follow the same rules...

what is meant by "clear span"

Another question is 'What centres are the joists at'?
