    100% option 1, it's work for a digger to do which you have on site now. Building over drains/sewers creates it's own problem and there's no gurantee option 2 would be approved either.

    As per title, I've just realised I've done something a little silly; we had a pipe leak in a wall so we cut a hole in plasterboard so a plumber could repair it/re solder it etc. I've replastered it in some layers of thistle stuff I had. Then I've just realised I didn't protect the pipe again...

    Just to close this out and add more detail. They sent an experienced engineer out to put it back together once I explained what had gone on, he said was it engineer X who came... Turns out he's only just started working there.. Boiler has been working spot on for the last week. Just a shame...

    Update... Ian... You're spot on as per original diagnosis... With no water in the trap I blew air into the flexy condensate pipe and up into the heat exchanger... Heard a massive gurgle... and a rush of water probably a litre came out full of all kinds of crap into a bowl I had waiting! Left...

    Just took the see through bottom of the trap off... small amount of water in it, emptied it out refitted it and turned the boiler back on, ten mins later still no water in the removable bit of the trap! water still dripping out heat exchanger with the trap removed too which shouldnt be possible...

    Nope, only leaks when the boiler is turned on/burner&pump running it’s not losing pressure either
