    Wall Hung WC leak

I have a wall hung WC that has developed a small leak - no work done in the area recently. Upon inspection it seems the water is coming out from the part where the WC meets the soil pipe. By the side of the WC are small holes that I think could be used to loosen the WC fixings so I can take it...

    Storm water flow overwhelming gully

Hi Everyone, The semi house I currently live in had a garage that was converted into a kitchen about 20 years ago. The garage was at lower ground level and adjoining the house, so it faced an exterior wall. A storm drain pipe ran along the exterior (now interior) wall and emptied into a gully...

    Issue with garage conversion

Hi Everyone, The house I currently live in had a garage that was converted into a kitchen about 20 years ago. The garage was at lower ground level and adjoining the house, so it faced an exterior wall. A storm drain pipe ran along the exterior (now interior) wall and emptied into a gully that's...

    Vitodens 100-W WB1B temp won't go over 70C

I managed to improve the situation but it took a lot of trial and error. 1. As the earlier posters said, the system wasn't balanced to start with. So I went around and balanced all the rads so I had approx 11 C drop across each one. 2. There was a lot of gunk in my CH, so I had to run Sentinel...

Asphalt Roof - Sealing Cracks and keeping it cool

Hi, I have an asphalt roof on a property I purchased recently. It had a deck I took off and when I first washed it, it looked white/grey. Over the next few months, I think it developed alligator like thin cracks and I noticed that heavy objects (person sitting on a char) left depressions in the...

Question about installing decking on flat roof

Hi Everyone, I have a 6m x 5m terrace atop a double garage that was converted into a kitchen about 17 years ago. The terrace used to have a wooden deck on it for about 8 years. The subframe consisted of 2" x 6" sleepers laid straight onto the roof and running perpendicular to the fall so they...

DHW temp fluctuation and boiler lockout

I have 8 radiators with a total output of 26K BTU @ Delta 50 so the boiler should be more than able to handle that as you said. I was targeting a 30KW boiler replacement so that the flow rate for hot water would be 12 l/m and capable of handling a bath in case I add one in the near future. 26KW...

DHW temp fluctuation and boiler lockout

Thank you for your comments above. I agree with your assessment that a boiler having an internal temp of 117C is odd since I powered it down immediately after lockout. The engineer was from HomeServe and I don't think he knew how to work with a Viessmann as I saw him googling for instructions...

DHW temp fluctuation and boiler lockout

CH works fine although its always taken a while to get to set temperature. And I had to turn the heat dial all the way to max otherwise it wouldn't even reach a 1C rise in 90 min

DHW temp fluctuation and boiler lockout

He said the PCB is gone along with the pump. They will cost 800 pounds to replace as apparently Viessmann parts are quite expensive. So it's looking like I'm going to have to shell out for a new boiler

DHW temp fluctuation and boiler lockout

Hi Everyone, I have a Viessmann Vitodens 100-WB1B 26Kw combi boiler in a 2 bed flat with 1 shower. Hot water in taps and shower used to fluctuate and was never quite hot. In Jan of this year it triggered a F2, so I had a plumber in who said the DHW heat exchanger was blocked likely due to...

    Vitodens 100-W WB1B temp won't go over 70C

Hi All, I have a Vitodens 100-W WB1B boiler feeding an 8 rad system. There are 6 rads on the ground floor (4 steel and 2 cast iron) and 2 rads on the lower ground (vertical ones). The boiler must be a few years old but the rads are new and I sized them as best I could using the BTU calculators...

Plumber says boiler too small for flat/radiators

Thank you all so much for your feedback. Will definitely be getting a second opinion. Dodged a bullet there in terms of cost

Plumber says boiler too small for flat/radiators

Hi All, I recently purchased a 2 bed flat spread over ground/lower ground floors. Total square footage is about 1300 ft and it has 8 radiators throughout (simple white ones) and a 24kw boiler. Flat seems warm enough with radiators on low / turned off. I had a plumber come around yday to look at...
