Planning of a conservatory under permitted rights

Hi Ron, Ok so to update - the planning Permission was Granted back in Mid October. The council found that the objection was baseless and that the new extension would not affect the existing conservatory next door. There seems to have been no mention on the councils part that they acknowledge...

Planning of a conservatory under permitted rights

Hi All. Neighbours have now formally objected to the planning application stating that it blocks thier llght. Remember - neighbours have no planning for their conservatory, which will be the final point i I intend to raise. How do planners assess the impact on loss of light? This is not a...

    Two storey extension

Its an interesting point - You could raise this with the planning officer to determine if your proposal is an outright refusal or if there is some leeway for discussion. It would be worth an email to them and copying in the local authority planning information (elevation, plans and decision...

    Two storey extension

Looks like planning officer is correct. I was able to build within a ft of the boundary on an old property i owned but, the neighbouring semi was quite well set back and at an angle, so no chance of terracing effect.

    Two storey extension

Im not sure where the 1m rule the planning officer quoted comes from. Greater concern would be the adequacy of the existing garage footings to take a 2nd storey - or are you demolishing the garage entirely and using digging out dedicated footings? If the space and underlying services permits...

    Rear extension Under PD

Thanks Tony - Im getting the same moment in my calcs so good to know we're on the same lines. I think id rather see a box section there though so im going to run through that check too. Very much appreciate the effort - thanks!.

    Rear extension Under PD

Yes and only then if the other exemptions are met. I was just wondering - there could be a fair cost saving if the architect is charging for BC approval time / works that are not required.

    Rear extension Under PD

Sure, but there will be a steel going over the bi fold doors right? and not taking the doors out exempts from building control too?

    Rear extension Under PD

Id think most certainly be putting in steels :) but in all seriousness you will also be needing a steel over that bi-fold door - has that been discussed? I only ask because im currently designing a steel (UB + 10mm welded plate to base) for my bi fold 5000mm opening and im quite surprised by...

Planning of a conservatory under permitted rights

Is that true? I understand the notification is exempt as a class 7 structure under schedule 2 of BR2010, but there still needs to be compliance to some elements of Part L, such as toughened glass within 800mm of floor level. I thought the fire rating came into that .

Planning of a conservatory under permitted rights

Thanks again guys for your responses. I doubt they have BR approval if they didnt bother with planning. I recall that all windows within 1000mm from boundary should be fire rated. As i recall, there should be an E30 mark to show this. Maybe its something new now, ill have to read up and check...

Planning of a conservatory under permitted rights

Hi DevilDamo, The next door conservatory was completed just after i bought the property. The prior owner of my house had passed away - with several months of probate and conveyancing, I guess they started shortly after he had died - possibly he was resistant to the idea. There are no records...

Planning of a conservatory under permitted rights

Thanks Notch. Their conservatory is 2.5 yrs old, was being completed when i moved in. They have placed some windows facing the boundary, some 225mm away and say my extension would block their light, hence they have called planning who sent an enforcement officer. All very civil with...

Planning of a conservatory under permitted rights

Hi Woody, Just the one in bold. If they have planning permission / have made the local council aware through prior approval (not full planning, but using the larger homes extension scheme) then should the details still be viewable online? I am trying to determine if they have planning / prior...

Planning of a conservatory under permitted rights

Hi All. Hopefully this is a fairly simple one. A neighbor is objecting about my planning application for a new conservatory to the rear of my property. I missed the boat with the neighbor consultation scheme (so i am told) so have to put in full planning. Curiously, their conservatory which...

    Conservatory Definition in building regulations

Many Thanks Notch. I really dont wish to have a permanent opening between the new orangery extension and the existing house. I have external quality double doors there already and would like to keep the separation. This isnt me seeking to avoid building control notifications - the doors will...

    Conservatory Definition in building regulations

Many thanks again for sharing your knowledge. It is really appreciated. If the above is generally accepted, then i shall work to that and confirm with BCO today on the phone, to see where i get. Id really like something in writing from them though.... I saw that the 50% wall should be measured...

    Conservatory Definition in building regulations

Thanks Frutbunn. I was writing a response and didnt see your comment. Much appreciated. My site is not sloping so i am quite certain i meet the 'ground level' requirement. I am now drawing up some draft plans to run by the BCO to be certain that this is acceptable. I have had a further...

    Conservatory Definition in building regulations

Hi Tony, Many thanks for your quick response, I have not seen this document which is very helpful indeed. I see the term 'Conservatory' is much better defined here. Furthermore, as external walls to the side of the conservatory shall be within 1 metre of the boundary, these are exempt from...

    Conservatory Definition in building regulations

Hi First time poster but have read the forum alot for helpful advice on a number of issues. First time ive had to ask for advice. Ive tried to do my homework first rather than expect an answer on a plate, but ive come up a little short. I am planning a conservatory / Orangery to the rear of my...
