    Thanks Conny, it’s an modern method auction so no negotiation. It will depend on if all the others bidders have noticed. If I decide to bid I’ll get a timber specialist surveyor, thanks for that advice, depending on price of course.

    Thanks Notch, yes I included that photo deliberately, wasn’t sure if it was dry rot or not. This area is almost separate to the main house, like an extension, the bathroom above is a few stairs lower than the first floor so joists might not be actually connected?

    UPDATE: Contacted Hotpoint to request a new drum under their free 10 year parts warranty, it turns out the parts are only free if one of their engineers comes out to fix it. At £137 I think that's a bit much, they won't send it out for me to fit. A new drum is also too expensive at around £150...

    Ok chaps, assuhors is correct, the bottom weight is loose. It’s connected via 3 T40 torx bolts. I have a T40 bit and a (cheap) ratchet and can access the bolts but they won’t turn.     Harry, it turns relatively smooth and easily, and there is an intermittent noise, more like a hissing (but it’s not) than a scraping.

    @sparkwright, I’d say about 95%!! Makes sense, it will soak up the moisture in the plaster and sag I suppose. Oh well, a lesson learned. We’ll over board it, at least we won’t have to strip the woodchip from the other rooms.

    Ok, so I think we’ve gone too far with the stripping. We’ve stripped the shiny paper layer off the plasterboard and are left with the slightly furry stuff. Can it still be plastered?
