    Conveyance records vs title deeds

oh, you mean this "If the property was already registered when you bought it, the seller may not have handed over the original deeds. There’s no requirement for them to do so. Tracing the original deeds for a property that has been bought and sold many times is likely to be an impossible task."...

    Conveyance records vs title deeds

Thanks, I have already downloaded title deeds. But those deeds are referring to Conveyancing dated to 1950s and I am wondering if I can find those conveyancing papers? I believe they may say who is responsible for the wall ?

    Conveyance records vs title deeds

Hi, There is a retaining wall at the back of my garden that retains neighbours land. It is slowly failing. Cost of repairs is likely to be in £20,000 mark. I know that common law dictated that the responsibility lies in the person whos land is being retained, unless it says something in the...

Can I change my roof timbers? (Ed.)

It was just from boarding the loft. I am not really sure whey they did that? Also, my ceiling joists are working as "rafter ties" as they are connected to the bottom of the rafters.

Can I change my roof timbers? (Ed.)

Thanks for all the replies! very interesting! My plan was to move a single "tie" upwards at the head tie and then support purlin at that point by attaching structural timber to the floor frame. I am not convinced these ties serve any purpose other than prevent wind uplift, but even so, they...

Can I change my roof timbers? (Ed.)

Purlins are 5cm in thickness. Span entire house (7m) The purlins are not resting on those collar ties. I can literally glide a piece of paper between the collar tie and the purlin. There is only 1cm of direct contact between the purlin and collar rie. I just need to put a bit of pressure to...

Can I change my roof timbers? (Ed.)

Yes, just two simple, rusty nails. The V bit in the middle is much sturdier and it is most likely stopping the purlin collapsing inwards. the only function of those horizontal ties is to stop the roof lifting upwards with wind. But then I can just move it up wards and should do the same trick...

Can I change my roof timbers? (Ed.)

Thanks for the replies. These horizontal ties are held by two nails on each side...There are four such horizontal ties. I do not have any collar ties at all on top of the roof. The purlin is sort of resting on those horizontal ties, but I can freely move the horizontal ties underneath the...

Can I change my roof timbers? (Ed.)

Any ideas if these can be moved up so that I can just duck under them and not going over?

    Rant about builders

Sorry, but I need to rant. Bought a house 3 years ago, used builders etc on 6 different occasions. Each time I picked a mid range quote, with great reviews on mybuilder and checkatrade. All quotes written down etc. Each time the work was sub optimal, aggressive responses afterwards and I am...

    High humidity - succes story

Hi, just wanted to share a success story about my fight against 65-75% humidity at my house. 1950s, semi detached, retrofitted cavity wall insulation, double glazing, suspended timber floors. I moved to my house about 3 years ago and noticed sooo much condensation on my windows at night...

Can I change my roof timbers? (Ed.)

I have recently boarded my attic for storage. I have these ?collare running across, which is annoying as I either have go above it or underneath it. I am still young, so I can do that but my knees will eventually give up. Can I move them up so that I can just walk under them?

Wooden frame extension - is this a thing in the UK?

Thanks for replies. House is made from brick. So the only way to build extension over garage is to...demolish the garage and essentially build 2 storey extension. Wish I was born earlier so that these would cost peanuts...

Wooden frame extension - is this a thing in the UK?

Hi, I am thinking about extending over garage and utility room to add en suite bedroom. The garage has single layer with pillars, but the utility room has double brick (I believe these were built separately!). The garage is about 4.5m in length. I have not checked the foundation which...
