PWA question for retaining wall butting up to party fence

We already have building control approval so should be ok. We did tell the neighbours about the previous work in the retaining wall. The issues have arisen with our planning applications and their numerous (9) sets of non-sensical and entirely untrue objections. Hence now going down the PD...

PWA question for retaining wall butting up to party fence

The left (higher and bulkier) part of the RW is not going to be touched- this is the part holding back most earth. From there it slopes down to around 2m from the back of the property where it is at ground level. We already changed the entire length of the RW (without PWA) a year or so ago and...

PWA question for retaining wall butting up to party fence

When we replaced the wooden sleepers with the current RW the ground stood firm and there was no issue. The structural einigeee has suggested some sort of support system using timber stays to hold the weight back but I don’t think they will be needed

PWA question for retaining wall butting up to party fence

There is a block party fence with a fence on top (making line of junction). Separating our back garden. Then built up against this wall is a RW, which I want to replace, with something slimmer, taking it closer to the party fence. The outer side wall of the extension will then be partly tied...

Advice on best way to combine planning permission and PD (prior approval)

Thanks Woody, If they did remove PD rights after we make the pp application I guess these only kick in once you have built it out? Could we also not include the rear part on the red lines on the pp app? Has anyone else got any creative ideas?

Advice on best way to combine planning permission and PD (prior approval)

HI there, after a couple of pre-apps and a refusal my local council have agreed in principle to my two storey side extension providing i step in by 1m at first floor level. This will replace an existing single storey side extension built with PP (keeping the same width at ground floor). This...

Adding second storey to single storey side extension

Thanks for your reply, Woody, I have an architect working on plans, and he never mentioned any of the above potential issues. I wanted to speak to a couple of builders to get a very rough idea of costs, to see if I can afford an extension of this scale. I realise that without concrete plans then...

Adding second storey to single storey side extension

Hi there, We have a single storey side extension that currently houses our kitchen. We are thinking of adding a second storey on top of it and also taking it further out towards the front of the house, keeping two of the existing walls, assuming the footings are good enough. I found a building...

Separation distance for new dwelling on corner plot

So basically you are saying you that if we did a rear extension at the back under PD- when it comes to apply for the pp for the new dwelling it may be refused as the new reduced plot would result in our rear boundary being less than 7m from the back of the extension?
