Cheers snb......I think there was a new vessel put in just two yeats ago.....and of course there have been the two PRV failures in quick succesion. I also think they were concerned about that valve at the base falling apart if they touched it due to the extent of the corrosion.

This is the rusty valve I mentioned......it's in a pretty dire state. Would this be indicative that the boiler is beyond economical repair?

Great reply muggles thanks....the general level of installation work in the house wasn't good.....I've had a look at the valve and will try to get a decent pic. It's not in good shape even to my uneducated eye!

Unusual situation this.....if the storm water from the property was originally piped to foul sewer....was there no storm drain on the street at that time? Has one been laid since?

I figured that might be the case.....there's water running out every time the system is topped up whether the boiler is on or not. The problem seemed to start suddenly this morning!

Assuming things work broadly the same in England as in Northern Ireland, the drainag authority at the time will have adopted the drainage system after the houses were connected. If this was the case, they would have adopted the system with the fault in place....which obviously wasnt spotted...

Any takers on this one? Its flippin cold here!

On a related note......I have a Grant Combi boiler which has today developed a fault (the day after the worst snow in Belfast for 25 years!). As above, the pressure is dropping down to zero very rapidly and opening the valve to recharge it only works for a few minutes. I know that the water...

Tried the thermostatic valve - it did seem to cause the pin to move more and it actually contacted the switches briefly but only for a few seconds. No joy in the end though. The water here is slightly hard to moderately hard.....and there is no softening system installed.....is there any way...

The small pin has a black plastic cap on the end of it which pushes the switches right? This fell off when i was taking off the cover but i worked out where it came from. The pin is moving but not enough to put pressure on the two switches - does this sound like a diapphragm fault?

It's a Grant Combi 90 GG....not much obvious to say apart from the fact it's not providing any hot water on the Hot Water only setting but will if the full heating is on. Pressure vessel was replaced within last six months.

Assuming there is a problem with the diverter, is that a big job to fix/replace?

As of yesterday, I can only get hot water from the boiler when the full heating is on.....not good news in June! Anyone know of a likely explanation why i'm not getting hot water on the "hot water only setting"? Boiler water pressure seems to be fine.
