    Cost to repair cracked tiles?

Thanks - I’ve inherited about 15 spare and picked up another 25 last weekend from a house rebuild in Reading via eBay. The roofers on the last job said they’d never seen them before

    Cost to repair cracked tiles?

The trigger was water coming through a ceiling , I was able to get to the ingress point by taking out some insulation , there was a rip in the felt that the water was getting through. I’ve patched that myself on the inside for now. I’m a bit paranoid about the state of the roof , last owners did...

    Cost to repair cracked tiles?

Hi I am in Maidenhead, Berkshire. Any idea what would be a reasonable estimate to replace 2 cracked tiles on my roof. I’ve also asked to check the felt underlay underneath . House is a bungalow so not working at massive height but scaffolding is seemingly required. £700 + VAT? Thanks Mick

Right for space for fence maintenance

Just to close this out.... spoke to neighbour again and it all comes down to some spurious agreement with the previous landowner that isn't worth the paper it's written on (which is none).... So , no , there's no grounds for the new landowner leaving a gap.

Right for space for fence maintenance

Thanks all. Yes I couldn't understand the logic. I wonder if there was some kind of agreement with the previous landowner (neighbour has been here for decades) but if so suspect there's nothing formal backing it up... I'll just ask him where he's got his information from.

Right for space for fence maintenance

Hi We have a field to the back of our house that recently changed hands. Previously there was about a 6m gap between our back fence and a barbed wire fence in the field. The new owner is now planting a hedge right on the other side of our fence line "to keep people from coming in and dumping...

    Overheated plug

Thanks very much for the information and the link. The IR heater has worked well so I think what I'll do is talk to my usual electrician about getting one wired in, and order a different one that has a remote/wifi on board so I don't need to use a smart plug. In the short term, is there an...

    Overheated plug

The trouble is the built in lead is too short - when the heater is mounted at the correct height, the plug is 2ft off the floor with the lead hanging straight down. When you say never use an extension lead, what's the issue - extension lead perhaps not of good quality (could be the case) or...

    Overheated plug

Hi all, appreciate any insight on this Electrical novice here. I have an 1800W infrared heater mounted on the wall in my conservatory/lounge. This is plugged into a 4 way gang plug (as built-in lead too short), in turn plugged into a Meross smart plug so I can turn off and on remotely. All...

    Shed insulation?

This is a timely thread as I’m in the middle of insulating the summer house I inherited when I moved into my current house … I’ve been using it mainly as a home gym so my intention was to make it a little easier to heat in winter months. I’ve therefore gone for the options that are easier to...

    Leaking shed roof

Well to sort in the short term I put a tarp over the top , weighed it down and tied it with guylines to the corners (enough to survive the recent storms!) . Water ingress seems to have stopped . So I'll make do with this until the weather is clear enough to look at replacing. I may go for one...

    Leaking shed roof

Hi I've had some leaks in my shed roof, quite heavy in one place where the underside has become quite sodden. I suspected water ingress through the nail holes, so I battered them all down and also put some clear silicone sealant over the top. However I found in last week's downpours I was still...

Clearing other side of boundary fence

Thanks all for the replies. Yes current owners have horses in there, although previous didn't - currently they are in a paddock and not allowed up to the inner fence (its falling apart). We did try to buy the strip between the fences from the previous owners but it fell through when they decided...

Clearing other side of boundary fence

Hi I live in a house in a row of houses that back on to a field, our garden fence is at the boundary. The field owner has let the land on the other side of the fence grow wild (they have put a fence a few metres which is essentially the boundary of the "usable" field) What right do I have to...

    Fixing insulation in converted loft

Thanks for the replies. Yes it does get quite cold, you can particularly it on feel the vertical wall adjoining the eaves space, and draft through the eaves door. What I'll probably do in the short term is put some PIR board behind the wall to at least protect that a bit and some form of draft...

    Fixing insulation in converted loft

Hi I moved into a 1930s bungalow with a converted loft at the end of last year; our bedroom is in the loft, with eaves storage on either side. I can see in the eaves that a previous owner has put insulation between the joists , but not very well as there are big gaps on either side. I can...

    Making loft meet fire regs

Just to clarify, the original application and work was done in 1989. Our dealing with the council when they said it had been inspected but no completion certificate issued, and that they would take no retrospective action, was 2003. The house had changed hands at least once between the work...
