    Thanks for replying. He is now going to build a fall in, the rubber roof will be guaranteed for 25 yrs, our roofer is taking the hit on the cost so I think we will be going with this option and hoping it all works out. Thanks again for everyone's advice.

    Our first concern was the timbers not matching up but now it's the least of our woes! The felt underneath is in longer sections, the smaller sections were added on when it starting to leak. They are coming back tomorrow to build in a slope and re-felt the roof. Is there any point in them...

    Roof is dead flat. I don't know how many layers of felt were used. I don't know of grp fibreglass, is this used often and is it expensive? I'm not sure how easy it would be to find a roofer who would take on a botch job.

    No.... didn't know it could work like that. One of the cracks has got longer today, would that still be happening months later? I've just found our roof survey from a year ago saying the timbers were in good condition considering they're 70 yrs old. Glad we've got that as proof if anything...

    Thanks Roofer that's very interesting. The cracks have appeared a month or two after the roofer left though. Can you think of any other explanation? I guess a builder getting in the loft space and looking at the timbers will be worthwhile. Really appreciate your input.

    Should i be able to lift floorboards, clear the rubble and relay them pretty easily or is there a knack/knowledge needed? There's no concrete under the rubble, just earth. If I put washing up liquid on the central heating pipes under the floor and turned it on would that show a leak? Thanks...
