Ok the mixer valve does seem to be the problem, thanks for that folks. How easy is it to replace it?? Is it just a case of closing the valve on the inlet and taking the old one out or would i have to shut the system down completely and drain the tank, or is it something that i should defiantly...

The hot water and the buzzing noise are two separate problems(i think), the noise has been going on since i moved in (18 months ago) but only lost hot water yesterday. Oh man this is getting confusing :?

Yep that sounds about right, think ill put up with the noise for now as it only happens once or twice a day, gonna cost enough getting the hot water back. Thanks though :roll:

This would make sense as i was adjusting this valve just a few days ago, it probably didn't like that,haha. have looked at prices does £110 seem a fair price for one of these valves? :shock:
