Hi, I have a Alpha Cb28 boiler and the heating is working fine. When the warm water is turned on the boiler fires up (most times) but the water doesn't get that warm. If i run the warm water slowly it usually gets a bit warmer. does anyone know what is wrong. Thanks

4 things spring to mind..
1.DHW flow switches are unreliable
2.Plate exch restricted
3.Diverter valve passing to heating when HW on.
4.Diaphragm defective.
