Alternative to heavy belt sanders for floors?

My mother lives at the top of a five-storey house and I want to sand the floorboards in a couple of rooms... but I don't fancy lugging those heavyweight belt sanders up all those flights of stairs.

Is it realistic to sand floors using a decent orbital, or is there an alternative or more compact belt sander I can hire?

Only if you want circular sanding marks all over the floor.

The reason that heavy belt sanders are heavy is to provide stability and evenness of sanding depth. A light sander will bounce around and ultimately give an appalling quality of finish.

If getting the sander upstairs is that big of problem, then you could also hire one of these:
