I have a Baxi 35/60 installed in a house for 5 years with no problems. Lately it is outputting water from a 1/2 pipe coming out of the base of the machine. I believe that the water is coming from an over pressure valve but am not sure of this. The unit is wall mounted approximately 3 feet from the floor. The1/2 " copper pipe leads down to the floor so that a collector can be placed under it. At present there is approximately 20 liters a day coming into a large container!
The operating pressure shown on the pressure gauge is 2.0Bars. The off pressure is 1.2 Bars.

I am tempted to adjust the pressure gauge and see what happens but I would appreciate some advice first. Any ideas?
