boundary stop tap - leaking gland

AArrrrrrghh, customers stop tap not working, so I turned off supply using the boundary box stop tap, I turned it back on and the gland is leaking badly, the clay pipe 'box' is full of water.

When I quoted for the job he showed me were the house stop tap was and told me it worked fine, I had my suspicions, the patina looked about the same age as the house (1925). I knew I should have tested it.

I could have just ****ed off but I told the customer and he was very understanding, I told him he should boil his water while the water level remained above the stop tap and he agreed to contact severn trent.

I'm seriously considering purchasing a pipe freezer, this problem is all too common round these parts (Birmingham).

Can you reach it? Not sure if the tap is yours or Water people's. Undo nut, wind ptfe round as string, do up union - normally stops them.
