Boundary Wall

Hi

We have a semi detached house and there is a gap of about 10 foot and then a dividing boundary wall between our house and the land of the house next door.

It is agreed that we own the boundary wall. Is it OK for me to rebuild the wall and let it form part of my single story extension. Basically, it would become the external wall to a garage and utility room?

Is it agreed in writing?

Does the agreement represent legal reality, or has your neighbour just said "I'm OK for you to say you own it?

How will you get access to it from the other side during building, and for maintenance?

How will you build right up to the boundary and not have any gutters etc overhanging the neighbouring property?

Thank you for all this information. I've just had a quick look at the party wall act and diagram 4 is the closest diagram to our situation. The whole of the wall is on my land and it is 120 years old in need of rebuilding.

I will do all the proper research and serve notices etc on to my neighbours. I am dreading this already!!!
