Mate of mine had this problem, found it with a metal detector 4 ft under a shrub.

You need a cctv. survey.......get some quotes

You may not have one. It's not uncommon in London, especially in terraced houses, for the drain runs to go directly to an inspection chamber in a neighbours garden.
