This was the response from them after a 60 second visit to my property for what they call an "inspection" which took place at ground level using a spirit level on the bottom baton.

I have spoken them for an update. He has inspected the canopy and check to see if it is level which is it. He could not find any further issues with the construction and fit of the canopy. The water marks you are seeing are normal on rendered properties. These just need to be cleaned as part of homeowner maintenance.

I believe this may not be correct where roof drainage is directly staining the façade, especially when no other properties on the development have been constructed this way or show the same issue. If you can demonstrate otherwise, I’m happy to review, but this appears to indicate a problem specific to this home’s design or canopy installation.
Roofs must be designed and installed so that rainwater is properly collected and directed away from the building. Building Regulations (Approved Document C and H) require external walls to be protected from penetrating moisture, and rainwater systems should prevent water from running down the face of the wall.
British Standards for pitched roofing and rainwater goods (e.g., BS 5534, BS EN 12056) also require correct detailing at the eaves, such as gutter alignment, overhangs, falls, and drip edges, to avoid staining and saturation.
The staining occurring here is the result of inadequate roof drainage or incorrect installation, not a homeowner maintenance matter. Cleaning will not resolve the underlying root cause, and the problem will persist.
I am now formally requesting:
- A technical explanation demonstrating how this specific roof arrangement complies with the relevant Building Regulations and British Standards.
- A review of the roof edge and gutter installation not a 60 second inspection which took place at ground level by simply using a spirit level on the underside of the canopy.
- Remedial works to ensure rainwater is properly collected and does not discharge onto the render.
Please confirm your proposed actions within 10 working days. If this matter is not resolved, I will escalate it to the warranty provider.
