Celtic FF clicking noises.

I recently moved into a flat which has a Celtic FF combi.
I have two issues: 1- The HW mode doesn't work only the CH+HW
2- Although the CH and HW get hot, the unit is making clicking noises every 5 secs or so. It sounds as though it's switching off and on?
I'm clueless - any ideas?
