Hi,

The last few days the upstairs radiators have started heating up when the hot water comes on. The heating system is about 7 years old and we've not had this problem before. I'm not sure what type of system we have but here is a list of what we have and where:

Downstairs util room - Glowworm 30sxi boiler
Loft - Range Tribune HE with a small Zilnet (expansion tank?) next to it
Upstairs cupboard - Boss Therm BZV22 (2 port zone valve)
Also Drayton LP522 and Digistat RF1 panels

There maybe other bits I've not seen as well.

The Range tank in the loft also is overflowing a steady trickle of warm water through a black bit on the side
and outside into a drain.

Does anyone have any idea what could be causing this and what would it normally cost to repair?

Thanks

You need to get someone to look at it the picture you show is called a tundish and it means the pressure relief valve is discharging may be faulty valve or pressure to high or expansion vessel needs the air in it re pressurising, you also have a motorised valve that is not working properly.
