connecting into neighbours sewer

am in the process of buying a plot,i have spoken to the neighbour and she has agreed i can use her sewer approx 1 mt from hedge.my question is do i have to use a solicitor to make this a formal agreement by way of a Deed of Easement registered with both properties, or can I go ahead with just a letter of consent from the owner. Since Oct 2011 Welsh Water have adopted all private drainage...so is a Deed of Easement really necessary?
 
No. You need agreement from the sewer authority. Fill out form send off with fee - download forms from website. Once you connect the sewer will be automatically adopted and your neighbour will longer own it.
