Damp Floorboards no leak

Hi

We purchased a house in August and have been renovating since. We took up all the old floorings and as it rained/got colder damp patches appeared on the floor in one bedroom. It has not appeared any where else. We had a damp specialist out as we had taken the floorboards up and they are dry underneath and there are no pipes running underneath. This was also confirmed by our plumber. The specialist advised we need to fix some slates on the roof and cap the chimney. We have done this and heated the room to dry out, but it has returned? There is a strange smell to it and it feels oily. Has anybody had this before? Any advice would be much appreciated. I have attached pics of it before, dried out and then when it’s come back.
